Honestly, “best neighborhood in Conroe” is the wrong question. The right one is best neighborhood in Conroe for how you actually live — lake weekends, a new-build with a builder incentive, a gated street, or a short hop to The Woodlands for work. Conroe is the county seat of Montgomery County and it has room for all of those. Here’s how I walk buyers through it.

🗺️ How Conroe is laid out (the 60-second version)

Think of Conroe in three zones. South Conroe along I-45 and Highway 242 is where the big master-planned communities sit, minutes from The Woodlands. West Conroe runs out Highway 105 toward Lake Conroe, and the lake communities technically carry Montgomery addresses. In-town Conroe is the historic downtown and the established neighborhoods around it — more character, bigger lots, older trees. Where you land depends on your commute and your weekends.

🌲 1. Grand Central Park — the closest thing to The Woodlands without The Woodlands price tag

Grand Central Park is a Johnson Development community on 2,046 acres of former Boy Scout camp, about five miles north of The Woodlands off I-45. More than 1,000 acres are kept as parks, lakes, and trails, and the Lake House amenity center anchors the social side with a resort-style pool and fitness center. It’s zoned to Conroe ISD. If you want new construction, walkable retail, and the shortest possible drive to The Woodlands, this is usually the first stop on my tour.

🎨 2. Artavia — the newest big name on Highway 242

Artavia sits east of I-45 on Highway 242, between Conroe and The Woodlands. Developed by AIRIA Development on 2,842 acres, it leans into trails and outdoor art installations — a different feel from the golf-and-gate model. With 18 model homes from Houston’s larger builders, it’s a strong pick if you want to compare floor plans in one afternoon. Also Conroe ISD.

🔐 3. Harper’s Preserve — gated, wooded, and quiet

Harper’s Preserve is a gated community in southeast Conroe wrapped around a 160-acre forested preserve. Recreation centers and pools serve each village, and the drive to The Woodlands’ east side is short. Buyers who want the gate and the trees — without going all the way out to the lake — tend to land here.

⛳ 4. Woodforest — golf, parks, and a town center (just west of Conroe)

Woodforest is another Johnson Development community, positioned between The Woodlands and Lake Conroe. It carries a Montgomery address, but most of my Conroe buyers ask about it, so it belongs on this list. Sixteen parks, more than 15 miles of trails, the Woodforest Golf Club, and the Pine Market dining district give it a built-out feel that newer communities are still growing into. ⛵ 5. The Lake Conroe side: April Sound and Walden

Lake Conroe is a 21,000-acre lake, and the two established communities buyers ask me about most are April Sound and Walden. April Sound dates to the 1970s and has 24-hour manned security, a country club with 27 holes of golf, tennis, two pools, and a marina; it’s zoned to Montgomery ISD. Walden on Lake Conroe has been around since 1972 and offers an 18-hole golf course, a 536-slip marina, and a 16-court tennis and pickleball facility, with everything from condos to estate homes. Both have Montgomery mailing addresses, both are a Highway 105 drive from downtown Conroe, and both are where I send anyone whose first question is “can I see the water from the porch?”

🏛️ 6. In-town Conroe — character, lots, and a real downtown

Downtown Conroe has a working historic district, live music, and restaurants that don’t require a drive to The Woodlands. The established neighborhoods around it trade HOA amenities for mature trees, larger lots, and occasionally acreage. If a resale with character beats a brand-new build for you, this is where we look — and it’s where the bargaining room is often best.

💵 The honest caveat on prices

You’ll see price ranges for these communities all over the internet. Most are stale. Texas is a non-disclosure state, so the only numbers worth trusting come from actual MLS sales — which is exactly what I pull when we sit down. Ask for a real comparative market analysis, not a website estimate, before you fall in love with a floor plan.
